本項目地理位置優越,地處金馬路核心商圈,面對金州區政府,毗鄰主干道,交通便利可達性強,輻射居民數量眾多。此次改造更新扣開發區的發展脈搏,旨在將項目打造成為整個區域的亮點和地標,為周圍住戶、辦公人員、學生等多元化人群提供一個富有活力的城市聚集點,注入新的都市生機。

This project boasts a prime location in the heart of the Jinma Road commercial district, directly facing the Jinzhou District Government. It is adjacent to major thoroughfares, offering convenient and strong accessibility, and it serves a large residential population. This renovation and update align with the pulse of the development zone, aiming to transform the project into a highlight and landmark of the entire area. It will provide a vibrant urban gathering spot for a diverse group of residents, office workers, students, and others, infusing new vitality into the city.

大連億合城開發區店前身為萬和匯購物廣場,自2011年開業以來,由于年久失修和缺乏有效的維護,導致物業陳舊,購物環境欠佳。原有商場的招商運營缺乏整體規劃,一部分區域為物業返租,另一部分為分散產權,使得統一管理極為困難。

The Yihe City in Dalian Development Zone, formerly known as Wanhehui Shopping Plaza, has been in operation since 2011. Over time, due to aging infrastructure and a lack of effective maintenance, the property has become outdated, and the shopping environment has deteriorated. The original mall's leasing and operations lacked comprehensive planning; one portion of the area was leased back by the property, while another portion had fragmented ownership, making unified management extremely difficult.

大連億合城開發區店占地面積1.8萬平方米,規劃總建筑面積約10.7萬平方米,建筑高度五層。原萬和匯購物廣場的立面設計封閉陳舊,缺乏現代感。立面缺乏廣告位的統一設計,導致不同廣告之間的風格差異極大,進一步降低了視覺上的和諧性,使商業形象降低。項目主要出入口缺乏昭示與引導性,立面也欠缺透明度和開放性,使建筑整體顯得沉悶壓抑,與外界缺乏互動和溝通。

Dalian Yihe City covers an area of 18,000 square meters, with a planned total construction area of approximately 107,000 square meters and a building height of five stories. The façade design of the original Wanhehui Shopping Plaza was closed-off and outdated, lacking a modern aesthetic. The façade lacked a unified design for advertisement spaces, resulting in significant style differences between various ads, further reducing visual harmony and diminishing the commercial image. The main entrances of the project lacked visibility and guidance, and the façade lacked transparency and openness, making the overall building appear dull and oppressive, with little interaction or communication with the surrounding environment.

LLA 始終專注于城市商業更新項目,例如北京朝陽金地中心和沈陽中街大悅城等,憑借卓越的改造策略,使老舊的商業中心煥發出新的活力。本次改造以“城市之窗”為設計概念,在保留原有建筑基本形態的基礎上,通過國際化的設計視角和豐富多變的形體穿插,結合精致的材質運用,將項目打造成開發區的“城市之窗”。

Laguarda.Low Architects (LLA) has always focused on urban commercial renewal projects, such as Gemdale Plaza in Beijing and Joy City Project in Shenyang. Through outstanding renovation strategies, LLA has breathed new life into aging commercial centers. This renovation adopts the design concept of "Urban Window," preserving the basic form of the original building while incorporating an international design perspective and a rich interplay of varied shapes. Combined with the use of refined materials, the project is set to become the "Urban Window" in the development zone.

新立面不僅展示了開發區發展的整體意向,更象征著將周邊商業環境提升到全新高度。沿金馬路的建筑立面成為吸引眼球的城市界面,重新設計的西北側、西南側、北側和南側主入口處設計了通高的玻璃盒子,結合內部LED顯示屏和櫥窗設計,成為展示城市的窗口。

The new façade not only showcases the overall vision for the development zone but also symbolizes the elevation of the surrounding commercial environment to a new level. The building façade along Jinma Road becomes a striking urban interface, while the redesigned main entrances on the northwest, southwest, north, and south sides feature full-height glass boxes. These, combined with internal LED displays and window designs, transform these entrances into "windows" showcasing the city.

立面設計采用了直線交錯的處理手法,在盡量保持原建筑體量不變的前提下,盡可能地提供豐富的空間體驗。建筑形象在周圍住宅和商業建筑中脫穎而出,突顯了其在城市街區中的地標性。

The façade design employs an interwoven linear approach, aiming to preserve the original building volume while providing a rich spatial experience. The architectural image stands out among the surrounding residential and commercial buildings, highlighting its landmark status within the urban block.

細節與材質
Details and Materials:


立面設計的核心概念是將一條長立面分解、重組、并穿插成多種空間體驗。通過三維金屬板、深灰色金屬板、玻璃幕墻和多媒體幕墻等元素的相互交織,打造成簡潔精致的形式。西北側和西南側主入口下方是三層通高的大玻璃幕墻,充分展示了建筑的窗口形象。

The core concept of the façade design is to decompose, reorganize, and interweave the long façade into various spatial experiences. By integrating elements such as three-dimensional metal panels, dark gray metal panels, glass curtain walls, and multimedia walls, a clean and refined form is created. Below the main entrances on the northwest and southwest sides, there are three-story-high glass curtain walls, fully showcasing the image of the building's windows.

上方的淺灰色三維金屬板、深灰色金屬板和多媒體幕墻組合,進一步強化了“城市之窗”的設計意向,凸顯了西北和西南入口作為主入口的重要性。

The combination of light gray three-dimensional metal panels, dark gray metal panels, and multimedia walls above further reinforces the design concept of "Urban Window" highlighting the importance of the northwest and southwest entrances as the main entrances.

在此基礎上,設計語匯延展至街角,并向北、西、南立面延申,徐徐展開,相互呼應,形成大氣典雅的設計風格。每種立面材質組合不同,會在不同的光影效果中展現,從清晨到日暮再到夜晚,成為環境中一道美麗的風景。

Building on this foundation, the design language extends to the street corners and gradually unfolds across the north, west, and south façades, creating a sense of harmony and continuity. This approach results in a grand and elegant design style. The combination of different façade materials will display varying effects under different lighting conditions, transforming the building into a beautiful landscape from dawn to dusk and into the night.

立面的一個重要亮點是為金普新區帶來了首塊裸眼3D屏幕,面積達543.83平方米,擁有近4K超高清像素,帶來超感官的視覺體驗。

A key highlight of the façade is the introduction of the first naked-eye 3D screen in the Jinpu New Area, covering an area of 543.83 square meters. With 4K ultra-high-definition resolution, it offers an extraordinary sensory visual experience.

原商場的內部布局雖為標準的矩形柱網體系,但存在出入口不合理、平面流線和垂直交通混亂、后勤通道不完善、地下商業可達性差等問題。原有五層通高的中庭未能與天窗有效結合,導致室內光線不足,空間沉悶壓抑。

The original mall's interior layout, although based on a standard rectangular column grid system, had several issues, including poorly designed entrances and exits, confusing floor plan circulation and vertical transportation, inadequate service corridors, and poor accessibility to the underground commercial areas. The original five-story atrium failed to integrate effectively with the skylight, resulting in insufficient indoor lighting and creating a dull and oppressive atmosphere.

原商場平面總體進深約80米,且只有中心一跨為中庭,導致商鋪進深過大。根據業主提供的商業策劃報告,商鋪需要滿足靈活劃分的需求,以滿足不同業態的搭配。餐飲業態占比需要大幅度提高,因此也需要相應增加外擺等候區域的空間。

The original mall had a total floor depth of approximately 80 meters, with only one central bay serving as the atrium, resulting in excessively deep retail spaces. According to the commercial planning report provided by the client, the retail spaces need to be adaptable to flexible partitioning to accommodate different business formats. The proportion of dining establishments needs to be significantly increased, necessitating a corresponding expansion of outdoor seating and waiting areas.

在室內改造設計中,遵循最小化干預的原則,保留了原有柱網結構,以降低土建成本。中庭東西方向的每層均有所擴大,并隨著樓層增高向南側逐層延展,結合新設計的屋頂天窗,形成一個開放且明亮的室內環境。

In the interior renovation design, adhered to the principle of minimal intervention, retaining the original column grid structure to reduce construction costs. The atrium was expanded on each floor in the east-west direction and gradually extended southward as the floors rise. Combined with the newly designed rooftop skylight, this creates an open and bright indoor environment.

南側中庭的層層退臺設計,打造出“城市露臺”,為項目提供了舒適的公共空間。中庭向下延伸到地下二層,迎接從各個方向和不同層次進入的用戶,為每一層建筑提供充足的光線。

The terraced design of the southern atrium creates an "Urban Terrace," offering comfortable public spaces for the project. The atrium extends down to the second basement level, welcoming users entering from various directions and levels, and providing ample natural light to each floor of the building.

多個樓層之間有大量的公共區域,增強了視野的開闊感。不同樓層之間的視線幾乎沒有遮擋,給人一種透氣、寬敞的感覺。西北角主入口處設置負二層至一層的通高空間以及垂直交通,南側入口也設置了直接進入不同層的垂直交通,加強了與地下商業的聯系。

There are extensive public areas between multiple floors, enhancing the sense of openness. The sightlines between different floors are almost unobstructed, creating an airy and spacious feeling. A full-height space and vertical transportation from the second basement level to the first floor are provided at the main entrance in the northwest corner, and the southern entrance also features vertical transportation directly connecting to different floors, strengthening the connection with the underground commercial areas.

簡潔連續的大環線,有效地引導顧客流動,增加顧客停留時間和消費概率。在地下一層以及一、二、三層的大環線基礎上設置圍繞中庭的次要動線,為商鋪的劃分提供了靈活性。開放的布局則有助于創造一個寬敞、流動性強的環境,促進顧客的自由移動和互動。

The simple and continuous large loop effectively guides customer flow, increasing their dwell time and the likelihood of purchases. Secondary circulation routes around the atrium are established on the B1 level, first, second, and third floors, providing flexibility for the division of retail spaces. The open layout helps create a spacious and fluid environment, encouraging free movement and interaction among customers.

室內整體風格以簡潔、實用和開放為主要特點,通過清晰的線條、簡約的色調有效地減少視覺雜亂,加強空間的結構感和層次感,使整個空間顯得更加有序和協調,讓顧客的注意力集中在商品或服務上。

The overall interior style is characterized by simplicity, functionality, and openness. Clear lines and minimalistic color tones effectively reduce visual clutter, enhancing the sense of structure and layering within the space. This creates a more orderly and harmonious environment, allowing customers to focus their attention on the products or services.

在色調選擇上,以白色、灰色為主,營造出干凈、明亮的氛圍,地板的深色系條紋圖案搭配進一步增強了這種效果。通過使用中性顏色,加上精心挑選的家具、裝置以及綠植,為商業空間注入時尚與高雅感。室內功能區域劃分明確,如購物區、休息區等,通過玻璃護欄和不同材質的地板區分開來,既確保了空間的美觀,又增強了其實用性。

In terms of color selection, white and gray tones dominate, creating a clean and bright atmosphere. The dark-striped flooring pattern further enhances this effect. By using neutral colors, along with carefully selected furniture, fixtures, and greenery, a sense of style and elegance is infused into the commercial space. The interior functional areas, such as shopping zones and rest areas, are clearly delineated, separated by glass railings and different flooring materials. This approach ensures both the aesthetic appeal and practicality of the space.

大連億合城開發區店的改造不僅最大限度地再利用了原有結構體系,控制了改造成本,還通過創新設計使項目煥發新生,成為區域內的商業和文化地標。至7月底,億合城的銷售額已超2.5億元,受到了消費者的廣泛認可和好評,成功實現了項目的更新與升級。

The renovation of the Yihe City in Dalian Development Zone not only maximized the reuse of the original structural system, effectively controlling renovation costs, but also revitalized the project through innovative design, transforming it into a commercial and cultural landmark in the region. By the end of July, Yihe City's sales had exceeded 250 million yuan, receiving widespread recognition and praise from consumers, successfully achieving the project's renewal and upgrade.
