小米北京新總部“MIPARK”項目位于北京昌平區未來科學城，用地面積約39.39公頃，總建筑面積約30.9萬平方米。在與眾多國際事務所的角逐中，FTA中標了該項目的概念規劃方案。

十年間不斷生長進化的小米，已經從“為發燒而生”的科技公司生長進化成“讓全球每個人都能享受科技帶來的美好生活”的智能生活服務商。隨著5G+AI+IoT時代的來臨，FTA從小米的視角，展現“未來、鏈接、平衡、無限可能、可參與性”小米哲學，將小米昌平總部打造成為獨一無二的“微城市型總部”，探索未來城市生活新路徑。

The new Xiaomi Beijing headquarters "MIPARK" project is located in Future Science City, Changping District, Beijing, with a land area of about 14.4 hectares and a total construction area of about 309,000 square meters. In the competition with many international firms, FTA won the bid for the conceptual planning scheme of the project.
Xiaomi, which has grown and evolved in the past ten years, has grown from a technology company "born for fever" to an intelligent life service provider that "allows everyone in the world to enjoy the beautiful life brought by technology". With the advent of the 5G+AI+IoT era, FTA, from the perspective of Xiaomi, shows the Xiaomi philosophy of "future, link, balance, infinite possibilities, and participation", and builds Xiaomi's Changping headquarters into a unique "micro-city headquarters" that explores new paths for future urban life.



源起

從小米哲學看未來城市

項目具有非常優越的區位條件，距離東側北京中軸線上的科學城綠心僅有500米距離。作為我國四大國家綜合科學中心——北京懷柔科學城的拓展區。小米昌平總部將承載大科學裝置研發成果的轉化與應用功能。項目重點布局產業發展和產業配套兩大功能，建設小米未來工廠、科技生態部落、科教創新街區及米家智能社區四大園區。集辦公、研發、智能生產于一體的新型科創園區。

城市設計師的視角下，小米的企業哲學包含著對未來的清晰認知，小米的產品特征不是在重新發明，而在于相互鏈接，探索無盡的可能，同時希望人人都能具有參與性，享受科技的樂趣。

ORIGIN
The project has very advantageous location conditions, only 500 meters away from the Green Center of Science City on the east side of Beijing's central axis. As the expansion area of ​​Beijing Huairou Science City, the four major national comprehensive science centers in China, the Xiaomi Changping headquarters will carry the transformation and application functions of the research and development results of the large scientific devices. The project focuses on the two major functions of industrial development and industrial support, while building four major parks: Xiaomi Future Factory, Science and Technology Ecological Tribe, Science and Education Innovation District and Mijia Smart Community. A new science and technology innovation park integrating office, R&D, and intelligent production.
From the perspective of an urban designer, Xiaomi's corporate philosophy contains a clear understanding of the future. The features of Xiaomi's products are not re-inventing, but linking each other and exploring endless possibilities. At the same time, we hope that everyone can participate and enjoy the fun of technology.

本案中，FTA以“小米交織圈”設計理念回應小米的企業哲學，采用一體化設計思路，園區將與片區核心交相融合，共融發展。用空間演繹「總部園區與城市中心的交織」、「工作生活休閑娛樂的交織」、「基于萬物共生的綠色交織」。

In this project, FTA responded to Xiaomi's corporate philosophy with the design concept of "Xiaomi Interweaving Circle", and adopted an integrated design idea. The park will be integrated with the core of the area and develop in harmony. The design spatially interprets "the interweaving of the headquarters park and the city center", "the interweaving of work, life, leisure and entertainment", and "the green interweaving based on the symbiosis of all things".

未來愿景

區位多重屬性下，探索未來城市生活場的最優解

項目位于昌平區未來科學城西區科技服務產業園核心區內，基地周邊三軌交匯，極具TOD綜合開發潛質。 基于基地的多重屬性，FTA以小米的視角，探討多種空間布局的可能性，串聯中心綠地，塑造“柔性邊界”，以“學院式”的布局方式構建低容積率低密度的總部區域。

VISION
The project is located in the core area of the Science and Technology Service Industrial Park in the West District of the Future Science City in Changping District where three railway transportation intersect, giving it a great potential for comprehensive development of TOD. Based on the multiple attributes of the site, FTA explores the possibility of various spatial layouts from the perspective of Xiaomi, connecting the central green space, to create a "flexible boundary", and constructs a low-volume and low-density headquarters zone in an "academic-style" layout.

交織社區

「小米交織圈」串聯未來城市生活場

本案以“交織”為核心設計手法，“科技生態部落、米家智能社區、小米未來工廠、小米未來公園和科教創新社區”五大板塊，串聯成為“小米交織圈”�？偛績雀骺臻g組成部分互聯互通，各功能板塊相互賦能，交織成為一體化城市生活場域。


1/ 總部園區與城市中心的交織

基地位于中心綠地南北兩側，空間結構規劃依托交織圈，以中心公園為綠色核心激活場地，以小米科創云廊為骨架，塑造多元復合的場地空間，實現總部園區與城市中心的交織，同時也為潛在的總部空間不足做后續儲備。

MIXED COMMUNITY
This case takes "interweaving" as the core design method, and the five major sections, "Technology Ecological Tribe, Mijia Smart Community, Xiaomi Future Factory, Xiaomi Future Park and Science and Education Innovation Community", are connected in series to form the "Xiaomi Interweaving Circle". The spatial components of the headquarters are interconnected, and the functional blocks are mutually empowered, interweaving into an integrated urban life field.
The site is located on the north and south sides of the central green space. The spatial structure planning relies on the interweaving circle. The central park is used as the green core to activate the site, and the Xiaomi Kechuang Cloud Gallery is used as the skeleton to create a diverse and complex site space to realize the interweaving of the headquarters park and the city center. Furthermore, the design prepares reserve for the potential shortage of headquarters space in foreseeable future.

2/ 工作與未來生活的交織

小米交織圈鏈接五大功能板塊，將辦公研發融入生活場景，倡導更加健康、生態、智能的生活態度與辦公環境。

The Xiaomi Interwoven Circle links five functional sectors, integrates office research and development into life scenarios, and advocates a healthier, ecological, and intelligent life attitude and office environment.

3/ 無界公園與四季場景的交織

五大功能板塊與無界公園進行交織處理，尤其考慮到北京冬季的寒冷氣候，分別設置了適應于四季變化下的使用場景。
The intertwine between five functional blocks with Wujie Park, considers particularly on cold climate in Beijing’s winter and functional scenarios.
